Maintenance Project Manager – Remote (Latin America)

About the role

Chapman Management Group is seeking a detail‑oriented Maintenance Project Manager based in Latin America to lead maintenance and capital improvement projects across its residential portfolio. This remote, independent‑contractor position supports on‑site teams while ensuring projects are delivered on time, within budget, and to quality standards.

Key responsibilities

• Plan, initiate, and oversee maintenance and capital improvement projects from scope definition to closeout.
• Develop project timelines, budgets, and monitor progress against milestones.
• Solicit, evaluate, and negotiate vendor proposals; manage contractor relationships and contract execution.
• Track project expenses, maintain budget compliance, and report variances.
• Coordinate with property managers, on‑site technicians, and administrative staff to minimize resident disruption.
• Manage life‑safety projects such as fire systems, elevator upgrades, and HVAC replacements.
• Maintain organized documentation including contracts, permits, inspection reports, and closeout records.
• Provide regular status updates to the Director of Maintenance and ownership.

Required profile

• Minimum 3 years of project management experience in residential or multifamily maintenance or construction.
• Proven experience managing life‑safety systems and routine maintenance operations.
• Strong vendor contract management and budget tracking abilities.

Required skills

• Microsoft Office Suite (Word, Excel, Outlook).
• Familiarity with project management tools.
• Experience with property management software (e.g., Entrata).
