Director of Finance & Property Operations – LATAM (Remote)

About the role

Chapman Management Group is seeking a senior, Latin America‑based Director of Finance & Property Operations. This remote independent‑contractor position will lead financial performance and property operations across the company’s portfolio, partnering closely with owners and senior leadership.

Key responsibilities

• Lead preparation, review, and consolidation of annual operating budgets for properties and corporate level.
• Oversee monthly, quarterly, and annual financial and operational reporting, ensuring accuracy for owners, lenders, and investors.
• Monitor budget vs. pro forma performance, conduct variance analysis, and drive corrective actions to meet NOI, cash flow, occupancy, and delinquency targets.
• Supervise regional and property managers, providing coaching, performance feedback, and accountability.
• Coordinate with HR on hiring, onboarding, performance reviews, disciplinary actions, and terminations for property management staff.
• Develop, maintain, and enforce process guides, SOPs, and policy manuals for property and corporate functions.
• Ensure compliance with fair housing laws, landlord‑tenant regulations, loan covenants, and affordable‑housing program rules.
• Implement systems to track deadlines, projects, and compliance tasks across the portfolio.
• Oversee use of Entrata property management and accounting software, leading process improvements for efficiency and data quality.
• Collaborate on strategic initiatives such as capital planning, portfolio optimization, and new property acquisitions.

Required profile

• Highly organized, detail‑oriented senior professional with strong leadership capabilities.
• Proven experience in finance and property operations within multifamily or affordable housing sectors.
• Ability to work independently as an independent contractor and communicate effectively with remote teams.
• Aspiration to grow into a C‑suite role.
